Condominiums In Singapore that You Can Get Under SGD 1 Million

In this article, we look at Singapore condos between 1,000 sq ft and 1,200 sq ft – the average size of a three-bedroom condo unit – that transacted below the million-dollar mark in 2018.

Based on URA caveats, only projects with five transactions and above in the past 10 months of the year were considered in our selection.

1. Aston Mansions at S$940,000

  • Average transacted price for units between 1,000 sqft and 1,200 sqft: S$940,000

This 159-unit leasehold project was completed in 1998 and is situated on Lorong 42, Geylang.

It is located just 416m from Paya Lebar MRT station and is near Kong Hwa School.


2. Dahlia Park Condominium at S$872,000

  • Average transacted price for units between 1,000 sqft and 1,200 sqft: S$872,000

This 299-unit freehold project is located at Flora Drive and was completed in 2003.

It is near educational facilities such as East Spring Secondary School, Tampines Junior College and Dunman Secondary School.


3. Eastpoint Green at S$922,933

  • Average transacted price for units between 1,000 sqft and 1,200 sqft: $922,933

The 646-unit Eastpoint Green is located on Simei Street 3 and was completed in 1999.

The leasehold project is roughly 550m to Simei MRT station and is near schools like Changkat Primary School and Changkat Changi Secondary School.


4. Hedges Park Condominium at S$915,407

  • Average transacted price for units between 1,000 sqft and 1,200 sqft: S$915,407

The 501-unit Hedges Park Condominium sits on Flora Drive and was completed in 2015.

The leasehold project is located near recreational facilities such as Tanah Merah golf course.


5. The Bayshore at S$954,876

  • Average transacted price for units between 1,000 sqft and 1,200 sqft: S$954,876

The Bayshore was completed in 1996. Located on Bayshore Road, the leasehold project has 1,038 units.

It is less than 250m from the upcoming Bayshore MRT station along the Thomson-East Coast Line (TEL) and is near Temasek Primary School and Temasek Secondary School.


6. Castle Green at $945,500

  • Average transacted price for units between 1,000 sqft and 1,200 sqft: S$945,500

The 664-unit leasehold project sits on Yio Chu Kang Road and was completed in 1997.

It is roughly 500m from the upcoming Lentor MRT station along the Thomson-East Coast Line and is near Anderson Primary School and Presbyterian High School.


7. Flo Residence at S$986,000

  • Average transacted price for units between 1,000 sqft and 1,200 sqft: S$986,000

The 530-unit leasehold project is situated on Punggol Field Walk and was completed in 2016.

It is less than 200m from Coral Edge LRT station and is also close to shopping amenities like Punggol Plaza and educational facilities like Greendale Primary School.


8. Casablanca at S$893,857

  • Average transacted price for units between 1,000 sqft and 1,200 sqft: S$893,857

The 478-unit leasehold project sits on Rosewood Drive in Woodlands and was completed in 2005.

It is located near a number of schools, which include Si Ling Primary School, Woodgrove Primary School, Innova Primary School and Innova Junior College.


9. Regent Grove at S$792,425

  • Average transacted price for units between 1,000 sqft and 1,200 sqft: S$792,425

The 553-unit leasehold project sits on Choa Chu Kang North 7 and was completed in 2000.

It is less than 300m from Yew Tee MRT station, and is near various schools, including Yew Tee Primary School, Unity Primary School and Unity Secondary School.


10. Evergreen Park at S$801,273

  • Average transacted price for units between 1,000 sqft and 1,200 sqft: S$801,273

The 394-unit leasehold project is situated on Hougang Avenue 7 and was completed in 1999.

It is near educational facilities such as the Holy Innocents’ High School and CHIJ Our Lady of the Nativity.
