After all, you get a new home with 99 years left on the lease with the ‘BTO discount.’ relative to similar resale flats.
Granted, you will have to wait years for a flat.

But as they say, good things come for those who wait.
Now that the Housing and Development Board (HDB) May 2022 launch is in the rear view mirror.
The next launch to look forward to is the upcoming August 2022 HDB BTO launch, with its seven projects and 4,960 units located across six estates to choose from.
This time around, there are four projects located in the Mature estates of Ang Mo Kio, Bukit Merah (2) and Tampines.
While there are three other projects located in the Non-Mature estates of Choa Chu Kang, Jurong East and Yishun.

The Ang Mo Kio BTO project will have about 890 new 2-room Flexi, 4-room, 5-room and even 3Gen HDB flats.
In terms of location, this BTO project’s site is about a 12-minute walk away from Ang Mo Kio MRT and Bus Interchange.
If you are driving, the project is quite near the CTE.
The project also has many schools in the area.
In terms of amenities, the project is near malls like AMK Hub, Broadway Plaza, DjitSun Mall and no shortage of hawker centres and coffeeshops nearby.
If you managed to get a flat here, Ang Mo Kio Polyclinic, Public Library and even Cheng San Community Centre are a stone’s throw away.

Next up, we have the Bukit Merah BTO projects for the August 2022 launch.
There are two projects, one near Alexandra View and the other near Havelock Road.
1. August 2022 HDB BTO Bukit Merah: Alexandra View
Fun fact this BTO project was actually ported over from the May 2022 BTO launch.

As the May 2022 BTO launch’s Bukit Merah Ridge project was classified under the Prime Location Public Housing (PLH) model scheme, there is a high chance that this project will be a PLH BTO too.
For context, the Alexandra View BTO project will have about 780 new 3-room and 4-room HDB flats.
In terms of location, the Alexandra BTO is just a mere three minutes walk away from Redhill MRT.
If you prefer to drive, the project is near the AYE and CTE.
The project also has a decent amount of schools in the area but not as many as the Ang Mo Kio project.
In terms of amenities, the project is near malls like Queensway Shopping Centre, Tiong Bahru Plaza and Anchorpoint shopping centre.
You can even hop on over to IKEA Alexandra to get your meatball fix.
If you managed to get a flat here, the amenities are great as you have Redhill Food Centre and Market, Alexandra Village Food Centre, as well as parks like Mount Faber Park.
2. August 2022 HDB BTO Bukit Merah: Havelock Road

Most of what was mentioned for the Alexandra View BTO project applies to the Havelock Road BTO project too.
For context, the Alexandra View BTO project will have about 870 new 3-room and 4-room HDB flats.
However, this project’s location may be slightly better as it is a four-minute walk away from Havelock MRT and 10 minutes away from Tiong Bahru MRT.
Tampines August 2022 BTO Launch
Tampines is the third Mature estate BTO project for the August 2022 BTO launch:

If you love living in the East, this BTO project is pretty great as it is about a seven minutes walk away from Tampines East MRT.
Not to mention that the Pan-Island Expressway (PIE) and Tampines Expressway (TPE) are readily accessible if you drive.
There are also plenty of schools in the area.
In terms of amenities, you have everything from malls, parks, the Tampines Biking Trail, Tampines Polyclinic, and many coffeeshops and hawkers in the area.
With its limited supply of 260 new 4-room and 5-room HDB flats, I foresee that this project will be oversubscribed for sure.
Choa Chu Kang August 2022 BTO Launch
Now we’ve come to the BTO projects in the Non-mature estates.
The first one we’ll cover is Choa Chu Kang, one of the Non-mature projects for the August 2022 BTO launch:

With about 980 2-room Flexi, 3-room, 4-room and 5-room flats, the Choa Chu Kang project has both variety and quantity.
But there’s no sugarcoating it; the project’s location is not as good as the Mature estate BTOs as although it is near Keat Hong and Teck Whye LRTs, it is nowhere near any MRTs.
If you drive, the location might be better for you as Kranji Expressway (KJE) and Bukit Timah Expressway (BKE) are nearby.
There are also quite a number of schools in the area.
Amenities are quite decent as you get Bukit Panjang Plaza, Hillion Mall, Junction 10, Lot One and West Mall in the neighbourhood.
Not to mention that you’ll be close to nature with Chestnut Nature Park and Dairy Farm Nature Park in the area.
Jurong East August 2022 BTO Launch
Next up we travel South to Jurong East, another Non-mature project in the August 2022 BTO launch:

In terms of location, the nearest MRT, Jurong East is about a 16-minute walk away. In the future, the project will be nearer to the upcoming Toh Guan MRT on the Jurong Region Line.
If you are a driver, this project is near the Ayer Rajah Expressway (AYE) and Pan-Island Expressway (PIE).
However, there aren’t too many schools nearby.
In terms of amenities, you have malls like Big Box, JCube, Jem, IMM and Westgate.
It is also near hospitals like Ng Teng Fong Hospital and Jurong Community Hospital, as well as nature parks like Japanese Garden and Japanese Garden.
Not to mention the planned Jurong Lake District transformation, which will bring more amenities and recreational spots.

Amenities are not as good as there’s only Vista Mall and Causeway Point nearby. But you get stuff like Woodlands Sports hall, swimming complex and more.
