If you are looking for a place to call home, there’s a bit of good news as Housing and Development Board (HDB) resale flat prices in non-mature and mature estates have decreased slightly by 0.1% in February,
However, this slight decrease in HDB resale flat prices might be just a blip, as prices have risen consecutively for 31 straight months. Also, prices went up by 8.3% year on year.
More specifically, the table below provided by HDB shows the median resale prices by town and flat type for resale cases registered in the fourth quarter of 2022:

Bedok May 2023 BTO: Bedok South Blossoms
First up, we have the Bedok May 2023 Build-To-Order project with about 1,640 2-Room Flexi, 3-Room, 4-Room, 5-Room and 3Gen flats on offer to cater to households big and small.
I foresee that this project would be rather popular as the last time HDB launched a BTO project there was nine years ago.
Also, the location is quite ideal as the new BTO project is located just across the Bedok Court condominium, which is situated between Bedok South Avenue 3 and Bedok South Road and is just a 10-minute walk away from Tanah Merah MRT (EW4/CG).
Not to mention that according to OneMap, these are the Primary schools located near this future BTO project site:

Kallang/Whampoa May 2023 BTO: Farrer Park Arena
Next, we have the Kallang/Whampoa May 2023 BTO project with 569 3-Room and 4-Room flats on offer.
This mature estate BTO site will be classified under the HDB Prime Location Public Housing (PLH) scheme as this site is closer to the city’s centre.
In terms of location, this BTO project is located along Dorset Raod and Farrer Park Road and is near the February 2023 Farrer Park Fields BTO.
However, compared to Farrer Park Fields, this location is about a six-minute walk away from Farrer Park MRT and 10 minutes from Little India MRT.
This means that this site shares nearby amenities like City Square Mall, the Farrer Park ActiveSG Field, Tekka Centre, Little India Arcade, Little India Bus Terminal and KK Women’s and Children’s Hospital (KKH).
There’s also an upcoming nearby sports complex to look forward to:

That’s not all.
We still have the Seragoon May 2023 BTO site, which is something of a rare occurrence, as the last time HDB launched a BTO project, there was nine years ago in 2014.
This time around, HDB will offer about 330 4-Room and 5-Room flats for this BTO project located along Serangoon North Avenue 1 and Yio Chu Kang road:
The primary drawback of this BTO project’s location is that the closest MRT station is quite far away as you’ll have to walk about 20 minutes to Kovan MRT (NE13) and Serangoon MRT (NE12/CC13).
Granted, the upcoming Cross Island Line station Serangoon North MRT Station (CR9) will be a 12-minute walk away. But, it is targeted for completion and opening in the Year 2030. This would mean that this BTO is more suited for those with their own vehicles.
Nevertheless, there are many amenities near this site as Serangoon Gardens is home to Chomp Chomp, Serangoon Garden Market and Food Centre, chill bars, cool restaurants, dessert cafes and the myVillage shopping centre for your retail and grocery needs.

Tengah May 2023 BTO
Last but not least, for the May BTO exercise, we have an upsized batch of about 2,950 2-Room Flexi, 3-Room, 4-Room and 5-Room flats that will be launched at two sites in Tengah.
The first of the BTO projects is located along Plantation Close, while the other project will be built along Tengah Park Avenue near the new ACS (Primary) campus.
Back then, when Singapore was a mere fishing village, Tengah was filled with farms, villages and plantations. It was later converted to a restricted military training area.
The neighbourhood has since been set aside for future housing developments, making it the newest HDB town after Punggol.
But for now, amenities are rather scarce.

Tengah May 2023 BTO: Plantation Verge
For the Plantation Close Tengah BTO, there will be about 971 flats sandwiched between Plantation Close Road and the Pan Island Expressway (PIE):
The main draw of Tengah Plantation Close is that it is somewhat near Jurong East, with Chinese Garden MRT a bus ride away. This means that you can still access the Jurong East amenities with a bit of hassle while you wait for Tengah to develop.
This BTO project is one for the future as the nearby Jurong Region Line (JRL) Tengah Park MRT (JE2), which is expected to be built by 2028, will open at roughly the same time future residents move in, barring any delays.
But for now, this BTO project is quite convenient for drivers as the PIE is just around the corner. However, it can be a bit of a double-edged sword as although there will be a future park acting as a buffer, you might have to deal with expressway noise if you plan to live there in the future.

Last but not least, we have the Tengah May 2023 BTO project located along Tengah Park.
This project will offer about 1,985 flats along Tengah Park Avenue.
In terms of location, the main draw of the Tengah Park BTO project is that ACS (Primary), when it is relocated from Barker Road in 2030, will be right at the doorstep.
It is because of this factor that there will likely be many applications for this BTO project from parents or parents to be who want to enrol their kids there or people just looking to flip the BTO after the Minimum Occupation Period (MOP) ends.
In addition, this BTO is situated in the centre of Tengah, with the bus interchange located directly across the street and the car-free town centre within a five-minute walk. It is also where the upcoming JRL Line Tengah MRT (JSE) will be located, which is set to open in 2027.
