HDB BTO Nov 2022 Launch: Queenstown, Kallang/Whampoa, Bukit Batok, Tengah & Yishun BTOs
It’s no doubt that the August Build to Order (BTO) 2022 launch was hot.
And with the resale market hitting new highs ($1 million seriously?), aspiring homeowners would likely be considering the next BTO launch, which is coming this November.
Whether you’ve missed your shot at the August BTO 2022, or it is your first time trying out for a BTO, the Nov 2022 BTO launch is something to look forward to with its nine projects across 9,655 flats and five estates to choose from.
This launch is one for the history books as it is the largest BTO offering in a single launch.
Here’s all you need to know.

Note that the deadline for application is on Thursday, 1 December 2022, 11:59pm. This means that you have nine days instead of the usual seven days to select your flat.
Nov 2022 BTO Kallang/Whampoa: Kallang Horizon
First up for the Nov BTO 2022 launch, we have the Kallang Horizon (Kallang/Whampoa) mature estate BTO located along the Kallang River and bounded by Lorong 1 Geylang.
Given its excellent location right beside Kallang MRT (just three stops from City Hall, four stops from Raffles Place and two stops from Paya Lebar, it will be offered under the Prime Location Public Housing (PLH) model scheme.
For the uninitiated, owners of PLH scheme BTO flats will have to pay a percentage of their flats’ valuation or resale price (whichever is higher) back to HDB when they sell their flats. So far, HDB has set this percentage at 6 per cent for all of the previous PLH projects.
PLH flat owners will also be subject to a 10-year minimum occupation period (MOP) before they can actually sell their flat on the HDB resale market or invest in a private residential property. Also, although they can rent out their spare bedrooms, they are not allowed to rent out the whole flat even after the MOP.”
Nearby, you’ll have access to a plethora of food choices right across the road and along Geylang Road, which is lined with coffee shops and restaurants. Grocery runs won’t take long either, with an NTUC, value mart and Sheng Siong supermarket in the vicinity.
To top it off, the project is right beside the Kallang River (an unblocked view of the river if you are lucky with flat selection) and the Kallang Park Connector for your daily exercise or leisure activities.
Nov 2022 BTO Queenstown: Ghim Moh Natura, Ulu Pandan Banks and Queenstown Canopy
Next, we have Queenstown with three projects lined up for the Nov 2022 BTO launch.
Two projects Ulu Pandan Banks and Ghim Moh Natura, will be offered under the PLH scheme.
While Queensway Canopy will not be offered under the PLH scheme.
But here’s an important thing to take note of. When you apply for a BTO in Queenstown for the Nov 2022 BTO launch, you will be applying for all projects in Queenstown and be assigned one by HDB.

Perhaps the best of the bunch, the Ghim Moh Natura PLH project with 991 units of 2-room Flexi, 3-, and 4-room flats is just across from Buona Vista MRT station, which is on the East-West and Circle lines.
If you’re one for having plenty of lifestyle options, you’ll be thrilled to know that it is in close proximity to Holland Village, which will be upgraded even further in the future. The Railway Corridor is also right beside, along with easy access to The Star Vista, Holland Drive Market and Food Centre, supermarkets and two community clubs.
For those intending to have kids, you’ll have a great selection of schools similar to the ones in the larger Queenstown project mentioned above.
Ulu Pandan Banks — Along Commonwealth Avenue West
Nestled between Ulu Pandan Park Connector and Commonwealth Avenue West, the Ulu Pandan Banks PLH project of 1,330 units of 3- and 4-room flats is another hotspot for the Nov 2022 BTO launch.
There’s Dover MRT just minutes away, and a nearby NTUC, Sheng Siong, and a popular market just down the road. You’ll also be close to malls such as The Star Vista and Rochester mall.
For those planning to have kids, there isn’t a shortage of schools surrounding the area from Fairfield Methodist Primary School and ACS (I) to Singapore Polytechnic, ACJC and NUS. If you wanted, your kids could be educated from primary school all the way up to university without having to travel more than 20 minutes from home.
Queensway Canopy — Along Queensway
Fancy a morning walk at the Railway Corridor?
The Queensway Canopy non-PLH project with 996 units of Community Care Apartments, 3-, and 4-room flats allows you to do just that with an access point just minutes away. What’s not minutes away, however, is an MRT station, with the nearest being Queenstown MRT station (about a 1.5km walk).
Aside from that, we have Queensway Shopping Centre, Anchorpoint Shopping Centre and Alexandra Mall nearby, so you won’t be short on food and grocery options. As a cherry on top, you are also close by to IKEA for your food (and furniture) cravings.
Do note that Alexandra Hospital is right down south as well, and this may be a bane for some with the possibility of sirens wailing at night.
Nov 2022 BTO Bukit Batok: West Glades @ Bukit Batok
Moving on to non-mature estates, we have the sole West Glades @ Bukit Batok project in Bukit Batok with 790 units of 2-room Flexi, 3-, 4-, and 5-room flats on offer.
The closest MRT is Bukit Gombak MRT station which is roughly a 10 minutes walk. Along the way, there is a Giant supermarket, McDonald’s, a handful of hair studios, food courts and the like, making it quite convenient for future residents.
Further down, you’ll also encounter Little Guilin, which is famous for its granite rock formations and is a great space to relax with the town park nearby. Sports lovers will also enjoy the close proximity to Bukit Gombak Sports Hall and Stadium.
Households with kids won’t have too much of an issue finding schools nearby as well, with Dazhong Primary School just a few minutes away and other schools in the surrounding areas.
Nov 2022 BTO Tengah: Tengah Garden Waterfront I & II @ Tengah
Next, we have one project at Garden Waterfront I & II @ Tengah with a whopping 2,077 units of 2-room Flexi, 3-, 4-, and 5-room flats, making it the largest project in this Nov 2022 BTO launch.
Located in the Garden District of Tengah town and right next to the Promenade Park lining the Tengah Pond, the two developments are located along Tengah Garden Avenue and comprise 18 residential blocks, ranging from 9 to 16 storeys in height. Note that two of the blocks in Garden Waterfront I @ Tengah will house some rental flats.
The first thing that you might notice is that the Google Maps variant of the location is empty northwards. That’s because the entire region will be developed from scratch!
You’ll get to enjoy new amenities, a new MRT station at your doorstep (Hong Kah MRT, JS4, Jurong Rail Line) and a new park in the centre of the site. Plus, the new town will be the first HDB town that is planned with smart technologies town-wide from the beginning!
FYI: Hong Kah MRT is slated for completion in 2027.
In terms of amenities, however, the closest supermarket (as of now) is a Giant Express nearby Jurong Central Plaza, which is roughly 20 minutes away. While there are some existing schools around, not much else can be said about the proposed amenities as things could very well change in time. You should expect to travel a bit for your daily necessities.
Nov 2022 BTO Yishun: Aranda Breeze @ Yishun, Miltonia Breeze @ Yishun and Vanda Breeze @ Yishun
Ah yes, Singapore’s very own Florida.
Jokes aside, Yishun is set to host three projects in the Nov 2022 BTO launch, all next to one another.
Aranda Breeze @ Yishun
Aranda Breeze @ Yishun is bounded by Yishun Avenue 1 and Yishun Street 53. The development comprises 6 14-storey blocks. 2 of these blocks will house some rental flats. You can choose from 699 units of 2-room Flexi, 4-, and 5-room flats.
Miltonia Breeze @ Yishun
Bounded by Miltonia Close, Yishun Avenue 1 and Yishun Avenue 10, Miltonia Breeze @ Yishun comprises 9 residential blocks ranging from 12 to 14 storeys in height. You can choose from 1,334 units of 2-room Flexi, 4-, and 5-room flats.
Vanda Breeze @ Yishun
Bounded by Yishun Avenue 1, Yishun Street 53, and Yishun Avenue 10, Vanda Breeze @ Yishun comprises 10 residential blocks that are 14 storeys in height. Two of these blocks will house some rental flats. You can choose from 961 units of 2-room Flexi, 3-, 4-, and 5-room flats.
These sites are just beside Seletar Reservoir and the nearby Orchid Country Club. So, if you’re lucky, you could get a panoramic view of the reservoir and the greenery of the golf course.
That said, the lease of the golf course expires in 2030, and more residential units could be constructed in its place. Applicants for this BTO will have to settle for buses as there are no MRT stations within the vicinity. Unless, of course, you’re rich enough to stomach the skyrocketing COE prices.
There are a handful of food courts nearby, as well as Yishun mall and SAFRA Yishun for amenities. The closest supermarket would be Giant, which is located in Yishun Mall.
For families with kids, there are a few preschools and schools nearby, such as North View primary school and Northbrooks secondary school.
Although this location doesn’t sound all too convenient, it comes with easy access to Yishun Dam and Rower’s Bay Park for leisure activities.
